What's actually happened to the finish?

Four things we see on buildings across the North West. Each one has a different cause, and a different fix.

Chalked, faded powder coating

Cladding panels, frames, shopfronts

Run your hand over a faded panel and it comes away with a fine pale dust on it. It’s the coating itself, breaking down in the sun a little at a time, and the colour going with it. Once it’s chalking, no clean will bring it back. Because the colour is what’s coming off your hand. We take the dead layer off, prepare the metal properly, and re-coat it in the original colour.

Dull, streaky anodising

Anodising is sold as the finish that lasts forever. And it nearly does, but it goes grey and streaky long before it fails, especially on anything facing a road. The surface is full of microscopic pores, and they fill with traffic film and oxidation. So we clean it out of the pores, bring the finish back, and re-seal it so it stays that way.

Tea staining on stainless steel

Stainless steel was supposed to be the maintenance-free option. It isn’t. Left to itself it picks up brown tea staining, and near pools or the coast it can spot with actual rust. It looks like the metal has failed, but most of the time it’s surface contamination, nothing more. We take the staining off and treat the surface so it behaves the way stainless is meant to.

Atria, entrances, curtain walling, pool halls

This is the one people replace glass for, and mostly they didn’t need to. Hard water, limescale and mineral deposits etch into the surface, so window cleaning won’t touch it. We polish the etching out and, where it’s worth doing, coat the glass afterwards so water and grime stop getting a hold.

From First Inspection to Final Sign-Off

We assess the existing finish, prepare each surface properly, apply the new coating on site and inspect the completed work with you before anything is signed off.

We inspect the building first

Before planning the work, we examine the condition of the existing coating, surface beneath it and any signs of corrosion or previous repair. We also complete a test area so you can see the likely finish. Where recoating would be a poor investment, we will say so before the project goes any further.

The finish starts beneath the coating

Every surface is cleaned, degreased and prepared according to its condition. Loose or failed coatings are removed, exposed areas are treated and surrounding glass, signage and finishes are carefully protected. This groundwork determines how evenly the new coating sits and how well it performs over time.

Recoated on site, in your chosen colour

The new finish is sprayed directly onto the building, avoiding the cost and disruption of removing panels unnecessarily. We can match the existing RAL colour or help you choose a new one. Work can be phased around entrances, operating hours and occupied areas to keep disruption under control.

Inspected together before sign-off

Once the coating has cured, we inspect the work in clear daylight and walk the completed areas with you. Coverage, edges, colour consistency and surrounding surfaces are all checked. Anything that falls below the agreed standard is corrected before we consider the work complete.

How is this different from just painting over it?

Paint sits on top. Bromoco bonds to the surface and becomes part of it. That’s why paint flakes and patches after a couple of years and a properly applied coating doesn’t. It’s also why it has to be applied by someone trained and authorised to do it.

Replacing cladding or window frames is a big bill and a big disruption. Restoring what’s already there costs far less, which is usually why people call us. We’ll give you a proper figure once we’ve seen the building.

No. It all happens on site, in place. We work around your hours.

We come and look. There’s a difference between a finish that’s broken down and metal that’s corroded through. If the substrate is sound, restoration works. If it’s not, we’ll tell you, and we won’t quote you for something that won’t hold.

Yes. The system is colour-matched to your existing finish, including RAL and BS references. Once it’s done you won’t see where restored panels meet ones that didn’t need it.

No.

 

Most buildings we do from powered access or rope access, which is quicker & cheaper for everyone. Where scaffold genuinely is the safe option we’ll put it in the quote, not mention it halfway through the job.

Replacement is the kind of decision you only get to make once and it’s usually made from a quote written by someone who sells replacement cladding. Worth a second opinion. Send us a photo, or have us call past. We’ll look at the finish, do a test patch if it helps, and tell you straight whether the building wants a clean, a coating, or genuinely new metal. If it’s new metal, we’ll say so and get out of your way.
