Roof Cleaning Moss Removal

Moss, lichen and algae on a roof disturb the flow of rainwater across the roof surface. Growth thrives where the supply of moisture is best and establishes itself where the slates overlap, especially along the lower edge (the tail end) of the slate. It becomes a self-perpetuating problem and this can lead to a host of associated problems.

How do we get the best cleaning results?

Our services are available to both industrial and domestic customers. We are big enough to handle the largest of commercial jobs, yet we recognise that domestic customers should also benefit from our expertise. Roof Cleaning Service

We prefer to use a process we call “Softwashing”. It is basically chemical cleaning opposed to high-pressure cleaning. The result is not instant, but it is deep and the results are outstanding. This method is far gentler and we use it to clean listed buildings, where the use of high-pressure equipment would damage the surface. If the roof needs moss removal for a quick sale, in this instance we would resort to high-pressure washing.

Roof cleaning process

This method we call soft washing using safe a bio-degradable chemical applied at low pressure so as not to damage the roof.

We can also undertake the pressure washing of roofs if the client requests it.

Questions that separate a roof Cleaning specialist from a contractor with a pressure washer

Will your cleaning process void my tile manufacturer's warranty?

It won’t, because we do not use the high-pressure, aggressive blasting methods that strip away the protective aggregate layer of your tiles.

 

Manufacturers explicitly state that high-pressure lances will void their warranties because they erode the tile surface, making them more porous and prone to frost damage. We align our methods with the guidelines laid out by roof tile manufacturers. Our methods preserve integrity of tile, meaning your warranty remains completely intact.

Usually no, and we’ll say so even though it’s a job we could take money for.

 

Most coatings trap moisture in the tile, can void the manufacturer’s warranty, and often look patchy within a few years. Cleaning plus treatment is what does the work. If your roof is a genuine candidate for coating we’ll explain.

We do not operate like casual domestic contractors.

 

Before any work begins on a managed block, we provide a comprehensive Risk Assessment and Method Statement (RAMS). We carry £5M in Public Liability insurance alongside Contractors’ All Risks insurance to cover every eventuality. On-site, we establish clear exclusion zones to protect residents, visitors, and parked vehicles from falling debris.

 

We also coordinate our schedule to ensure minimal disruption to access routes. Because we do not juggle multiple sites, we remain on your project continuously until the work is signed off, providing you with a single point of contact throughout.

Water ingress is the primary risk of roof cleaning. It is usually caused by incorrect angles. Roof tiles are designed to shed water running downward, not upward or horizontally.

 

We never spray up the roof or directly into the overlaps (the “head-locks” or “side-laps” of the tiles).

 

We work strictly from the ridge downwards, keeping the angle of incidence shallow. This mimics natural, heavy rainfall. Furthermore, we conduct a pre-inspection of the loft space (where accessible) to check the condition of the underlay (felt) before we begin.

 

If your underlay is degraded or non-existent as is common in pre-1950s properties we adjust our method entirely, often opting for manual scraping and low-pressure biocide treatments rather than pressurized water.

This is the question most contractors hope you won’t ask.

 

If a tile is already fragile or cracked beneath the moss, the cleaning process can sometimes reveal or finish the break. Because we have been working on roofs since 2005, we don’t just walk away or cover it up. We carry spare tiles on our van, and we know how to replace them properly.

 

Furthermore, our £5M Public Liability and Contractors’ All-Risk Insurance means that in the highly unlikely event of water ingress or damage, your asset is entirely protected. We manage the risk so you don’t have to.
